For buyers, the argument is sequence. Precinct-scale redevelopment tends to price its first release against today's context and its later releases against the finished picture — and everything else in Turf City is still on the drawing board.

Dunearn House is developed by Phoenix Dunearn Pte Ltd, the entity holding the 99-year leasehold site awarded under the Government Land Sales programme, with the lease commencing 30 September 2025.
